Replacement dwelling, Seaton, Cornwall

The applicants have bought the property with the intention of making it their permanent residence however the existing dormer woolaway bungalow did not meet the requirements for modern living and required significant investment to address its shortfalls. A replacement dwelling was proposed.

The location of the dwelling is set back from the road and is well screened by existing planting. It replaces a dwelling that is of no architectural interest and is on a road of eclectic house types. The retaining stone wall alongside the road and lower parking area and pedestrian access is remains unchanged.

Layout: A clear level access route from the newly created parking/ turning area to the front door is provided. This opens onto a hall with utility areas which lead to the open plan living area which embrace the panoramic views and open out into the private west courtyard. The kitchen, living and master bedrooms are located so they are south facing with views overlooking the sea beyond.

Height: A simple untreated timber clad, flat roofed first floor enables an increased useable first floor area and overall reduction in the ridge height. Due to the orientation of the properties – north entrances and with south facing gardens – the increased first floor area will not create shading to the adjacent properties.

Construction commenced in September 2022.
